Position Summary:
The Senior Energy Auditor should have a minimum of two years experience independently conducting comprehensive energy audits of multifamily or commercial buildings and demonstrated understanding of building science. The successful candidate will be expected to conduct field data collection, carry out energy usage analysis and energy modeling, and prepare the audit report containing recommended scope of work for energy efficiency improvements. When appropriate, he/she will also be required to prepare heating system upgrades or replacement specifications, and carry out field quality assurance reviews of system installations.
Responsibilities:
The Senior Energy Auditor is responsible for conducting energy assessments of multifamily buildings as assigned, which includes the following responsibilities.
- Conduct energy audits and in-field energy assessments
- Make site visits to engage in data collection and analysis
- Conduct energy analyses using software modeling tools, including EA-QUIP and TREAT.
- Prepare energy assessment reports based on analytic findings
- Prepare energy reports with detailed specifications and cost savings analysis
- Prepare detailed heating system upgrade and replacement specifications incorporating high efficiency.
- Conduct technical peer reviews, providing comments and preparing energy assessment reports.
Qualifications:
- Minimum of two years experience in multifamily and/or commercial building energy engineering; three to five years experience preferred.
- College degree (B.A. or B.S. in Engineering) and a demonstrated interest in energy conservation
- Knowledge of building systems including lighting technologies, building envelope, mechanical systems (particularly heating systems), and combustion science.
- Working knowledge of technical and cost savings analysis and reporting.
- Proficiency in conducting in-field energy assessments, submetering, lighting, technology, DSM
- Proficiency in Microsoft software, particularly Excel but also Word, Outlook, and PowerPoint.
- Knowledge of energy modeling software, especially TREAT and/or EA-Quip programs
- Experience with combined heat and power and photovoltaic projects a plu
- Knowledge of energy conservation principles and techniques; fuel data analysis; research skills and experience
- If not already certified by the Building Performance Institute as a Multifamily Building Analyst, the candidate will be expected to obtain this certification within the first six months
- Good organizational skills with ability to manage projects from initiation to conclusion while maintaining focus and attention to detail.
- Demonstrated ability to exercise independent judgment in conducting audits.
- Good communication skills and ability to interact well with others in the field and in an office environment.

Work Schedule: Full-time, M - F w/occasional evenings and weekend days
Projected Salary Range: $45,000 - $75,000, depending on education and experience
Position Summary:
The Construction Manager oversees AEA’s energy efficiency construction work at new and existing building sites in NYC, with occasional travel to other locations. He or she monitors construction projects to ensure adherence to specifications and contract terms, including installation, materials, workmanship, and project scheduling. The Construction Manager works collaboratively to optimize building sustainability, energy efficiency, use of green construction materials, etc., throughout all phases of AEA construction projects.
Responsibilities Include:
- Assisting in developing contract specifications for construction materials and installation techniques
- Ensuring use of appropriate construction installation methods by studying and enforcing project specifications; discussing plans and contractual terms with AEA technical services and supervisory staff; noting deviations and coordinating implementation of corrective action
- Ensuring implementation and maintenance of health and safety guidelines at construction sites, including use of required and/or requested protective gear as mandated by OSHA, EPA and other regulatory agencies
- Monitoring worksite practices and records to ensure compliance with all applicable laws and regulations governing worker time records, wages and hours, required work site postings, work rules, etc
- Inspecting and reviewing projects to monitor compliance with building and safety codes and other regulations as required
- Monitoring construction sites for any problematic issues that may arise, resolving complaints by conferring with contractors, AEA technical and field staff, etc.
- Preparing and electronically submitting progress logs and digital photos from projects for review by other project staff and for inclusion in project files
Qualifications/Skills:
- BA/BS or higher education preferred with educational background in construction management, energy management, engineering, architecture, or a related field preferred. Suitable combinations of certifications, coursework and/or education in these areas may also be considered
- Experience in all phases of construction project management with ability to identify and troubleshoot problems as they arise
- Experience managing and evaluating the work of contractors, field technicians, etc., and reporting to external agencies as required
- Hands-on knowledge of the technical aspects and standards of workmanship for construction required; knowledge of industry standards for weatherization field work desired
- Working knowledge of MS Office, email and use of Internet for research purposes required; knowledge of one or more energy modeling software modules, such as EA-QUIP or TREAT a plus
- Strong analytical and computational skills, with the ability to interpret complex building design and material specifications
- Excellent organizational skills with the ability to maintain attention to detail and proactively exercise independent judgment
- Excellent interpersonal and communication skills with the ability to accurately convey technical information to contractors, project managers and others as required
- Ability to effectively and efficiently manage multiple projects and set priorities while maintaining a team-based, collaborative approach to project management
- Working knowledge of NYC building, mechanical, electrical and plumbing codes a plus
- Current certification or accreditation from BPI, GBCI, AHSRAE or other recognized standards organizations in relevant fields and/or willingness to obtain these credentials

Position Summary:
AEA seeks to add a Green Building Analyst to its growing Green New Construction team, which provides energy-efficiency design and construction solutions to affordable housing developers in New York State. The Green Building Analyst assists in providing building owners and developers with expertise that promotes high energy performance with a vision toward green or sustainable building design. Responsibilities:
Under supervision, the Green Building Analyst is responsible for energy modeling of residential new construction projects. The Green Building Analyst collaborates in energy modeling with a variety of internal and external parties with a vision toward developing and implementing residential new construction projects. She or he evaluates new multifamily building designs and makes design recommendations to reduce energy consumption and minimize negative environmental impact.
Responsibilities include the following, and are subject to change as needed:
- Develop energy-efficient multifamily building design proposals by using computer software to analyze building design in order to maximize energy efficiency and minimize negative environmental impact
- Create energy-efficiency models for new green construction as needed by navigating between construction documents, program guidelines, and building simulation software
- Engage in a collaborative process with development teams comprised of building developers, architects, engineers, and/or general contractors in order to communicate energy-efficient design models and green building proposals
- Make recommendations to reduce energy consumption by evaluating potential technologies for building applications
- Communicate with the development team and report to regulatory agencies, including NYSERDA, DHCR, Enterprise, etc., by preparing and submitting reports
- May include visits to construction sites
Qualifications/Skills:
- B.A. or B.S. with a major in Engineering, Architecture, Energy Management, Environmental Sciences, Urban Planning, etc.
- Strong computer software and analytical and computational skills required
- Good communication skills with the ability to convey technical information to audiences of varying backgrounds
- Demonstrated interest in and commitment to the principles of energy conservation and green building design
- Should have some technical knowledge regarding energy efficiency standards, green building standards and building science
- Good organizational skills with the ability to maintain attention to detail and exercise good independent judgment
- Ability to efficiently and effectively manage multiple projects and priorities within a team-oriented office environment
- Prior knowledge of modeling software (DOE-2, eQUEST, TREAT) preferred, but not required
- Familiarity with ASHRAE Standards, LEED and Enterprise Green Communities a plus
- LEED Professional Accreditation a plus
