Energy Audits

 

In order to control operating costs and best understand the inherent costs in operating an existing building, AEA offers the comprehensive Energy Audit. AEA staff can perform complete auditing services, from the initial site visit through construction management of implemented and recommended measures. The energy audit entails a data collection site visit, computer-assisted energy modeling, and a complete report of cost-effective energy-saving recommendations. AEA can also provide specifications for upgrading and purchasing new energy-efficient equipment. In addition to providing auditing services to independent building owners, AEA staff members perform extensive audits for the following programs:  Weatherization Assistance Program (WAP), Multifamily Performance Program (MPP), Home Performance with Energy Star (HP) Program & Assisted Home Performance with Energy Star (AHP) Program.

EA-QUIP-  Energy Auditing Tool for Multifamily Buildings:

 

EA-QUIP continues to be approved by the US Department of Energy (DOE) for use by weatherization agencies in auditing  multifamily buildings.  For energy audit purposes, the DOE considers multi-familybuildings to be those containing five dwelling units or more.  

 

The full Windows version of the EA-QUIP software is available from the Association for Energy Affordability, Inc. (AEA) for a nominal fee to Weatherization agencies.

Low-Income Household Electrical Savings

 

In conjunction with its community-based member agencies throughout New York City, AEA acts as an implementer of the EmPower program administered by NYSERDA. Services for low-income tenants or income-eligible homeowners through the EmPower program include: replacement of old, inefficient refrigerators with super-efficent, Energy Star refrigerators, installation of high-efficiency compact fluorescent bulbs and hard-wired lighting fixtures, and energy savings tips. Services target customers on the basis of energy usage and potential for energy-saving measures.  Household income eligibility is the same as for weatherization and HEAP-households under 60% of the State Median Income by household size.

High Performance/Green New Construction

 

AEA's Green New Construction Group (GNCG) provides assistance to affordable housing developers to incorporate energy-efficiency measures into the design, construction, and operation of new and substantially renovated buildings. These measures are designed to reduce total energy consumption and electric demand, and thereby save on building operating costs while maintaining high performance. AEA's team of energy consultants provide owners and developers with strategic expertise in LEED, green, and sustainable solutions for high-rise, mid-rise and low-rise multifamily housing. AEA offers a full suite of services and works with a wide variety of programs, including the New Construction Component of NYSERDA's Multifamily Performance Program.

Energy and Portfolio Management

 

AEA works to enhance the value and improve the performance of multifamily properties by designing, installing and monitoring energy management technologies that improve the bottom line for owners and managers, while also maintaining resident health, safety and comfort. 

 

AEA's Energy Management Group offers energy analysis and performance monitoring services to building owners and managers as a Partner in NYSERDA's Multifamily Peformance Program.  Our goal is to ensure that the 20% energy performance target is achieved and maintained so as to maximize the Performance Incentives available from NYSERDA through that Program.

 

We work with installed EMS systems to provide periodic reports that show simple conclusions and recommendations on measures that enhance property value. Whether boiler, hot water, electric heat, wired or wireless AEA has the IT capability to collect and analyze data, produce reports, and monitor building performance real-time. AEA works with vendors of major energy management and control systems to gather data into a secure database where it can be analyzed for performance improvements. Often owners and property managers do not realize how much money underperforming systems are costing the bottom line. Regular feedback on building performance offers opportunities for timely response and corrective action.  

 

AEA has conducted several state and federal research projects involving wireless-mesh control systems, demand response, real-time electrical pricing, boiler data analysis, and advanced sub metering. AEA is uniquely qualified to offer cutting edge solutions developed by engineering firms available to properties and also make the properties available to engineering firms in a powerful partnership for efficiency improvement.

 

An important component of energy efficient building operations is the monitoring of building utility and energy performance over time. In order to make informed operational decisions, AEA offers energy portfolio management services to provide key metrics to building owners, managers, and operators. AEA can provide monthly analysis and reporting of building load profiles and weather-normalized energy usage across a portfolio. AEA assists in training users to identify cause and effects of energy use variances. This enables trends to be identified and anomalies investigated and quickly remedied. Additional research and consulting is available as needed.

Research and Development

 

Since 1994 AEA has conducted several research, development and demonstration projects, primarily with funding support from the New York State Energy Research & Devlopment Authority (NYSERDA) and the NYS Division of Housing & Community Renewal.    

 

AEA staff are currently conducting research and demonstration pilot projects combining wireless sensors and energy management systems with time-sensitive electricity pricing, enhanced building audit tools and boiler control strategies, and fleet management of electric loads through wireless-mesh technologies.  AEA's building research efforts continue to focus on bringing advances in automated energy monitoring and reporting to multi-family building owners and managers of affordable housing.

 

AEA has collaborated with industry technology leaders, state agencies, utilities, universities, and local building owners to evaluate and refine these technologies and offer local building owners and managers the chance to gain early access. The Center in Bronx functions as a laboratory for research in these areas of building science and management. AEA has created a technology demonstration area adjacent to the boiler instrumentation and training facility to demonstrate the capabilities of the ongoing research projects.

Training

 

AEA and its training partners offer a wide spectrum of technical training opportunities for weatherization field staff, boiler contractors, building superintendents, building managers and energy professionals interested in improving the performance of their buildings or acquiring certification to work in the Building Performance industry. AEA's energy engineers, program developers and project managers provide training, technical support and consultation services to enhance building performance and improve energy efficiency.

AEA’s state-of-the-art Energy Management Training Center provides an excellent resource for building management and energy professionals interested in gaining technical expertise in energy management. The Center offers hands-on training, housing a boiler lab with two functioning boilers, a wireless building control lab, and several classrooms equipped with digital video, internet access and computer presentation capabilities.

AEA's training emphasis is on demonstrating operating boiler systems and wireless controls, with additional training stations under development. The Center is also a showcase and training facility for advanced building controls and metering and renewable technology.

The Center is conveniently located just off the Willis Avenue Bridge and the Major Deegan Expressway in the Bronx, and at the crossroads of major highways and public transportation that serve communities throughout the region.
